What to check on your final walkthrough before closing

The final walkthrough is your chance to see the home before closing and raise anything unexpected with your REALTOR® and lawyer. Bring the list of items included in the sale and any work the seller agreed to complete. It’s easier to check against the list while you’re standing in the room.

Walk through the whole property

Look for any visible change since you last saw the home. Check for included appliances or fixtures, and look at any agreed repairs you can see. If the seller was supposed to have moved out by the walkthrough, check the garage, shed, and storage areas too. A quick look through the kitchen can miss half a basement of leftovers.

Speak up while there’s time to address it

If something looks off, take a photo and tell your REALTOR® and lawyer promptly. Let them know what you saw, where it was, and how it differs from what you expected. Your lawyer can explain how to proceed under your agreement. Confirm when you can pick up the keys before scheduling movers around a particular hour.
