In June 2026, Nova Scotia buyers had more homes to compare than they did a year earlier. Provincial inventory was up 13% year over year, and homes took an average of 42 days to sell, up 5%. The average sale price was $496,578, based on the Nova Scotia Association of REALTORS® (NSAR) data for single-family homes and condos reported in that month’s newsletter.
When you have several homes in your price range, it’s easier to work out which compromises you can live with. If two homes are similar in price and one needs immediate work, you can compare the total cost and decide where you see better value. You can also get clearer on which trade-offs are worth making for your preferred location.
I saw this as a shift toward more balance across the province. For a seller, the practical question was which other homes a buyer could see that weekend for roughly the same price. Preparation and pricing mattered because buyers had more chances to make that comparison.
