Months of inventory estimates how long it would take to sell the homes currently listed at the prevailing pace of sales if no new homes came to market. For a simple illustration, 110 active homes and a pace of 20 sales a month would work out to 5.5 months of inventory.
In the August edition of Zupan Monthly, I reported that Nova Scotia had reached 5.5 months of inventory after five consecutive months of growth. I described the province as broadly balanced at that point. That was a provincial snapshot. An individual market segment could have had quite a different pace of sales.
If you’re buying a three-bedroom home in a specific part of Halifax, your real choices are the homes that fit your location, budget, and must-haves. The provincial number gives you context. To make a decision, I’d look at how many comparable homes are available locally, how quickly they’ve been selling, and whether sellers have been adjusting their prices.
